Key Words: Master Planned Community, DryTown Water Park, Hillside Trails

Anaverde is a place still being built. The master-planned community on Palmdale's southwest edge, in the Los Angeles County high desert, finished its first phase of well over a thousand homes, and in 2025 a new developer, Pacific Communities, took on plans for about two thousand more under the Anaverde Nuevo name. That timeline explains how the area varies. The earlier streets feel settled, with finished parks and an elementary school in place, while the outer edges still show graded dirt and new foundations. The hills themselves stay constant, rising right behind the last row of houses on the south and west sides. Homes are single-family houses from one coordinated plan, kept to shared standards by the community HOA. Streets look more uniform than in older parts of Palmdale, with parks and trail access built into the layout from the start. The outdoors starts on the neighborhood trails, which climb into the hills from easy loops to steeper grades and are popular with trail runners. Anaverde Park is the everyday green space, a five-acre spread of fields, courts and a shaded playground beside the local elementary school. Locals point to Trio Coffee House on Tierra Subida Avenue, known for espresso drinks with Mexican flavors and gelato on the side. The same shopping center covers a supermarket, a juice bar and quick meals. For tacos and burritos, Mi Taco Fresh across town on Sierra Highway is known for its carne asada. The tradeoff to know going in is the HOA and its rules about what can change on the outside of a house, alongside years of building activity on the edges. Anaverde gives back open hills where the streets run out, and the trailheads are close enough that a run starts from the front door.
