South of the city limits, the ground flattens out and the streets of unincorporated Arcadia turn practical. Its neighborhoods, chiefly East Arcadia and Mayflower Village, are Los Angeles County territory tucked among Temple City, Monrovia and El Monte, and they have a lower, plainer profile than the incorporated city up the hill. The housing is a single story of postwar history. Tract houses from the late 1940s through the 1970s line straight blocks, most on standard suburban lots with driveways and small front lawns, and new construction is rare enough to stand out. A mobile home park and a handful of small apartment buildings are the main exceptions. Live Oak Avenue ties the pockets together, a long east to west road where a tavern, a taco counter and an auto shop can share one block. Shrimp House has been the corridor's seafood fry stop since the early 1960s, with fish and chips and chowder alongside the jumbo shrimp. Peck Road Water Conservation Park holds two lakes year round, and its trails, fishing banks and riparian brush draw a surprising variety of birds. On a clear morning the mountains stand straight up behind the water. A county park with a skate park sits a short drive east for everyday play. There is no full supermarket inside these pockets, so the weekly shop means driving to Temple City, Arcadia proper or the Huntington Drive stores in Monrovia. The 210 and the 605 are both close, and most people get around by car. That grocery gap is the everyday tradeoff. Almost every errand involves a short drive out and back. The flip side is that life in unincorporated Arcadia comes with calm, level blocks and a lakeside walk full of waterbirds, with the San Gabriels behind it.
