Drivers on the 10 pass unincorporated Covina without knowing it, though plenty of them notice the giant mosaic on the hillside at Forest Lawn Covina Hills. Homes carry Covina mailing addresses, but roads, parks and permits run through the county. The residential part is compact, a few hillside streets of detached houses that run straight into the surrounding cities with no sign marking the change. Most of the land is cemetery grounds and open slope, and that shapes how the area feels far more than the houses do. Across the 57, Frank G. Bonelli Regional Park has a large reservoir, long shoreline trails and hills to climb. Raging Waters sits at its edge for summer days, and the foothill canyons north of San Dimas are within a quick drive for longer hikes. There is essentially no retail inside unincorporated Covina, so coffee, dinner and groceries all mean leaving. Klatch Coffee on Arrow Highway in San Dimas is the nearby roaster, and bigger errands spread among downtown Covina, West Covina and the San Dimas side of the freeway. Getting out is the easy part. Both freeways are right there, and the San Dimas A Line station, which opened in 2025, adds a train option a few miles north. It keeps the view open and will not be built over, but it is not really a place for a morning run or a dog walk. What this pocket offers instead is quiet hillside streets with fast freeway access and the whole valley laid out below.
