This is not a residential neighborhood, it is the American River Parkway, the ribbon of public open space that follows the river across the metro. Nobody lives inside the boundary, but its value to the neighborhoods that border it is hard to overstate. The parkway runs more than twenty miles with the paved Jedediah Smith Memorial Trail (the American River Bike Trail) threading through it, linking Old Sacramento and Discovery Park upstream toward Folsom. Inside you get cottonwood forest, fishing access, rafting put-ins, and one of the better urban salmon runs in the country. The flip side is that it is a flood corridor and an ongoing encampment-management challenge in places, so conditions vary stretch to stretch. For homes that back onto it, parkway frontage is exactly what people pay extra for. As a place to live, though, there is nothing here but trail, river, and trees.
