Bellview is a modest residential pocket in the Arden area, set among the dense mid-century blocks near Bell Street and the Watt Avenue corridor. The housing is a practical mix of small postwar homes and apartment clusters, and it has long been one of the more affordable footholds on this side of the county. Daily life runs on the surrounding arterials, where the grocery, fast food, and service mix sits, and the Watt/I-80 light rail and freeway access are close for commuting. The American River Parkway is a reasonable drive south. The tradeoff is the one common to this stretch of Arden-Arcade: heavy arterial traffic, a car-dependent layout, and upkeep that varies block to block. The value here is price and access rather than polish.
