Bellview is a modest pocket of the Arden area, packed into the dense mid-century blocks near Bell Street and the Watt Avenue corridor. The housing is a practical mix of small postwar homes and apartment clusters, and it has long been one of the more affordable footholds anywhere on this side of the county. Daily life runs out on the surrounding arterials, where the grocery, fast-food, and service mix is concentrated. What sets the location apart is transit: the Watt/I-80 light rail station and freeway access sit close enough to make commuting straightforward, and the American River Parkway is a reasonable drive south for open space. The tradeoffs are the familiar ones for this stretch of Arden-Arcade. Traffic on the arterials is heavy, the layout takes for granted that you will drive, and upkeep varies noticeably from one block to the next. Nobody buys here for polish. The value is squarely in price and access, a low cost of entry with a light-rail line and two freeways within easy reach, and that is a real and specific thing to be buying.
