For the neighborhoods around it, Cal Expo is both an asset and a periodic headache: it brings major events, recreation, and the riverfront edge close, but fair season and big concerts mean traffic, noise, and crowds on event days. It also sits right by the Arden Fair retail district and the parkway, so the area is well connected. As a place to live it is essentially an events campus; its value is to the surrounding residential neighborhoods that use it.
