Campus Commons is a planned community from the 1970s set across the American River from Sacramento State, and it still feels like one cohesive design rather than a patchwork of eras. The housing is largely townhomes, condos, and patio homes organized around shared greenbelts and mature landscaping, with the Campus Commons golf course woven through and the American River Parkway right at its edge. That parkway access and the network of interior paths are the real selling points, along with quick freeway access via Highway 50 and the Watt corridor. The tradeoffs are HOA living and a layout that, while green and walkable internally, sends you out to the arterials for shopping. For buyers who want a low-maintenance home wrapped in greenbelt and trail, Campus Commons is a distinctive and durable option.
