Carleton Tract is a modest older neighborhood in south-central Sacramento, sitting just below Curtis Park along the Franklin Boulevard corridor near Sacramento City College. The housing leans early-and-mid-century on a compact grid, a working pocket that has long offered a way to live close to the central city without central-city prices. Franklin Boulevard supplies the everyday texture, a run of taquerias, markets, and service businesses, while the light rail along the south corridor stays within reach and City College and the medical district sit close by. That proximity to the college and downtown is the real engine of the place. The honest picture includes the wear. Upkeep runs uneven, some stretches feel rougher than others, and both are the legacy of decades of disinvestment along this corridor.
