College Town is the cluster of streets immediately around Sacramento State on the east side of the river, and university life shapes everything about it. The housing is a mix of older single-family homes, apartments, and rentals, much of it geared toward students and staff who want to walk or bike to campus across the parkway. That proximity is the whole point: the arboretum, the Hornet stadium and events, jobs at the university, and the American River Parkway trail are all right here, with Highway 50 close for getting elsewhere. The tradeoffs are the predictable ones for a campus-adjacent neighborhood, more renters and turnover than an owner-heavy area, plus game-day and term-time traffic. For buyers who want to be next to the university and the river without crossing into pricier River Park, College Town is the practical pick.
