Colonial Manor is a small, quiet residential pocket in southeast Sacramento, one of the cluster of Colonial-named neighborhoods near the Fruitridge and Stockton Boulevard corridors. The housing is mostly postwar single-family on modest lots, an unflashy and affordable part of the city. Daily errands run to the retail on the nearby arterials, especially the deep food and market mix along Stockton Boulevard, and freeway access and light rail are within reach. There is little commercial activity inside the boundary itself, so the streets stay residential and calm, with the usual southeast caveat that upkeep varies from block to block. The draw is a freestanding home at an attainable price in a central-south location, close to the south-city services without being on a busy corridor.
