Neighborhood Reviews & Questions

Neighborhood Review
Key Words: Trails into Orinda Oaks Open Space, Neighborhood swim club vibe, Quiet cul-de-sacs with canyon outlooks

Crestview is a leafy hillside enclave west of Woodland Road where winding lanes and cul-de-sacs tuck into mature oak and bay groves. Homes lean mid-century ranch and custom contemporaries-often expanded-with generous decks, big picture windows, and sloped parcels that trade lawn for outlooks. It feels distinctly low-key and residential: little through-traffic, birds in the canopy, and dark, quiet evenings. Everyday errands are straightforward once you drop to Woodland Rd and Moraga Way-Orinda Village and Theater Square sit a few minutes north, while Moraga’s parks and services are just south. Recreation is a highlight: the neighborhood-based Crestview Pool (membership) anchors summers, and multiple trail entrances into Orinda Oaks Open Space put ridge walks and canyon loops practically on the doorstep. Weekend routines skew outdoorsy-morning hikes, a latte in the Village, and back home by the afternoon heat. Expect the usual hillside particulars: narrower, mostly sidewalk-free streets; driveway or on-pad parking for guests; and attention to vegetation management, drainage, and retaining walls at the wildland-urban edge. Commuters typically run Moraga Way to Hwy-24 and Orinda BART; rush-hour bottlenecks can add a few beats, but the return home is to a very calm pocket.
