East Sacramento is the grand old guard of the city's central neighborhoods, the leafy district east of Midtown best known for the Fabulous Forties, the streets in the low 40s lined with Tudors, Colonials, and some of Sacramento's most coveted homes. McKinley Park is the green heart, with its rose garden, playground, and pool, and the J Street and Folsom Boulevard corridors carry restaurants, cafes, and the everyday retail. The canopy is mature, the blocks are walkable for a residential neighborhood, and the Sutter medical campus and downtown are both close. The tradeoffs are price, which sits at the top of the central-city market, and the predictable friction of older homes and tight parking. For buyers who want established architecture, a real park, and a blue-chip central address, East Sacramento is the benchmark others get compared to.
