The Fairgrounds neighborhood wears a piece of civic history in its name. The original California State Fair site stood here, near Stockton Boulevard and Broadway, before the fair decamped for Cal Expo in the late 1960s. What is left today is a settled central-east neighborhood near the UC Davis Medical Center, a mix of older bungalows and postwar homes on a tidy grid between Oak Park and the Tahoe Park area. The practical draws sit close by. The med center jobs, the Stockton Boulevard corridor with its deep food scene, and the light rail along the Highway 50 line are all within easy reach, making it a reasonably central and workable base. The honest caveats are the ones shared across this pocket of the city: busy arterials on the edges and parking pressure spilling over from the nearby hospital. Set against that, the value is clear. For a buyer who wants a central-east address tied to the medical campus and the Stockton corridor, the Fairgrounds area offers vintage homes at a more moderate price than neighboring East Sacramento commands, with much of the same central access.
