Neighborhood Reviews & Questions

Neighborhood Review

This is the big one, the sprawling northeastern district that shares the community's name and runs right up to the shoreline of Folsom Lake. At better than sixteen square kilometers it is by far the largest neighborhood here, a landscape of custom estates, horse property, and oak woodland stitched together by lanes laid out for acreage rather than density. The draw is the lake. The Granite Bay entrance to Folsom Lake State Recreation Area and the beach and trail network toward Beals Point sit at the edge of the neighborhood, which puts open water, miles of shoreline path, and boat access within easy reach. Douglas Boulevard and Auburn-Folsom Road carry the retail, and the Eureka Union schools anchor the residential side. The tradeoff is the wildland interface. Backing onto lake open space and dry summer grassland means real fire-season awareness and heat, and services are a drive on roads that clog at peak hours. For buyers who want a horse, a view, and the lake at the end of the street, few Sacramento-area addresses compete.
