Market Conditions
Granite Regional Park is built around the regional park of the same name in southeast Sacramento, near the Power Inn and Ramona corridors, rather than being a conventional residential neighborhood. The park itself is a relatively modern one, developed on a former granite quarry, with sports fields, a fishing pond, trails, and open space that give the surrounding business and residential areas a real recreation anchor. The rest of the footprint leans commercial and light-industrial, tied to the Power Inn employment corridor and close to Highway 50 and the light rail. There is little housing inside the boundary itself. Its value is as an amenity: the park is one of the better newer open spaces on the southeast side, serving the College Greens, Rosemont, and Power Inn areas around it. As a place to live it is mostly park and business park.
