Johnson Heights runs modest and low-key near Del Paso Heights on Sacramento's north side, the kind of pocket that trades identity for price. The housing is largely postwar and older single-family set on a practical grid, and the pitch is simple: a freestanding home for meaningfully less than the central city asks. Getting around means the arterials. Everyday errands run out to them, and the freeway and light rail access that make a commute workable sit over on the western side of North Sacramento, within reach even if not at the doorstep. It is a place you drive from more than you walk in. The honest context is the one that shadows this whole side of the city. North Sacramento has carried long disinvestment, and conditions and upkeep vary sharply from block to block. That variation is the single most useful thing to know here, because in Johnson Heights the block you choose matters far more than the name on the map.
