Marshall School is a small historic neighborhood on the eastern edge of Midtown, named for the school and park at its core and sitting in the transition between the central grid and East Sacramento. The housing is a mix of Victorians, Craftsman bungalows, and early-century homes and apartments, walkable streets that put you within reach of Midtown's restaurants and bars, Sutter's Fort and the medical campus, and the parks and corridors that define central Sacramento. It is genuinely central and pedestrian-friendly by city standards, with light rail and downtown close. The tradeoffs are the central-city ones: tight parking, busier arterials on the edges, and the bustle that comes with being in the thick of things. For buyers who want vintage architecture and a true Midtown-adjacent address with a neighborhood park at the center, Marshall School is an appealing, lower-profile option.
