Meadowview is a large, established neighborhood in south Sacramento, built out mostly in postwar single-family homes across a sprawling grid and anchored by the busy Meadowview station on the light rail Blue Line. Several parks and schools are woven through it, and by Sacramento standards the housing is affordable, which has long been the neighborhood's calling card. The light rail is the genuine asset. It puts downtown within a direct ride, real transit access of a kind most of the affordable south city does not have, and the Meadowview Road and Mack Road corridors carry the everyday retail alongside it. The honest picture is well known locally. Meadowview has carried long-running challenges with crime and disinvestment, and conditions vary considerably from one block to the next. It has also seen real community investment and organizing over the years, which is part of the fuller story. The appeal is straightforward: affordability, space, and that direct transit line. The reality is a neighborhood still working through long-standing issues, and buying well here means paying close attention to the specific block rather than the name on the station.
