It has more going for it outdoors than many north-side pockets, with Johnston Park (basketball courts, playgrounds, and a community pool) and the scenic East Levee Road walking path along the creek. Everyday retail runs to the Northgate and Marysville corridors, and I-80 and light rail are within reach. The honest context is the broader North Sacramento one, with disinvestment and upkeep that varies block to block. The appeal is older homes with character, a real park, and a creekside trail at an affordable north-city price.
