Old North Sacramento is the historic heart of the North Sacramento area, the streetcar-era community north of the river that grew up as its own town before annexation. The Del Paso Boulevard corridor runs through it, and that corridor has become a genuine arts and revitalization story, with galleries, studios, breweries, and restaurants slowly returning to the old commercial main street. The housing is older single-family, bungalows, and early-century homes on a walkable-ish grid with real bones. It is close to downtown across the river, with light rail and I-80 within reach. The honest picture is the broader north-side one: long disinvestment, uneven change, and conditions that still vary block to block. For buyers who want older housing with character and a front-row seat to the Del Paso Boulevard arts revival, Old North Sacramento is one of the more interesting north-side bets.
