River Park is one of the most desirable established neighborhoods on the east side of the river, a leafy enclave tucked along the American River near Sacramento State. The housing is largely ranch and mid-century homes on comfortable lots, with the prized streets backing onto or near the river and the American River Parkway. Glenn Hall Park is the green anchor, with the parkway trail, river access, and the campus arboretum and events all close, and the H Street and Carlson corridors carry the everyday retail. It is quiet, green, and genuinely connected to the river, which is the whole appeal, with Highway 50 and downtown a short drive. The tradeoffs are price, which sits toward the top of the east-side market, and the older-home friction that comes with the vintage stock. For buyers who want a riverside setting, real trees, and proximity to the university, River Park is a benchmark.
