Roseville Heights is one of the city's oldest neighborhoods, sitting in the south-central core near the historic downtown and the Union Pacific rail yard that defined early Roseville. The housing is genuinely old by regional standards, on small lots with real vintage character, and the street pattern predates the wide-arterial suburban grid entirely. The location is the story. This is original Roseville, walkable to the Vernon Street downtown district and its restaurants, close to Royer Park and Dry Creek, and steeped in the rail history that runs right alongside it. That history is also the caveat: the J.R. Davis rail yard is a major freight facility, and its presence, including noise, is a fact of life in this part of town. Roseville Heights is for buyers who want character, downtown proximity, and a piece of the city's origins rather than new construction and quiet. Upkeep varies, but the bones and the location are the draw.
