South Hagginwood is the southern stretch of the Hagginwood area in North Sacramento, sitting closer to the Arden Way and Del Paso corridors near the river side of the north city. The housing is largely older single-family, bungalows, and Minimal Traditional homes from the early-to-mid 20th century on a practical grid, more established than the newer north-side tracts. It is close to downtown across the river, with light rail, I-80, and Business 80 within reach, and the Marysville and Del Paso corridors carrying the everyday retail. The honest picture is the broader North Sacramento one: long disinvestment, uneven change, and conditions that vary block to block. The appeal is older housing with character at an affordable price close to downtown. It is a workaday north-side pocket with real bones that has had a harder run than its central-city cousins.
