South Natomas is the older, more established half of the Natomas area, built largely in the 1980s and 1990s between downtown and the newer North Natomas developments. The housing is a mix of single-family homes, townhomes, and apartments on planned streets, more mature than the North Natomas tracts, with parks, paths, and the Garden Highway river edge close by. It is genuinely convenient: minutes from downtown across the river, with quick I-5 and Business 80 access and a short hop to the airport. The tradeoffs are the Natomas ones, a car-oriented layout and the area's long-discussed flood-protection context that levee work has addressed, plus arterial traffic on Truxel and Northgate. The appeal is an affordable, established home with mature landscaping closer to downtown than North Natomas. For buyers who want Natomas convenience without the newest-build premium, South Natomas is the value play.
