Southern Pacific / Richards is the River District area just north of downtown along Richards Boulevard, a former industrial and rail district in the early stages of a long transformation, not a conventional residential neighborhood yet. The footprint is dominated by the old Southern Pacific railyards, light industry, services, and the new development beginning to fill in around the railyards redevelopment and the river. There is limited housing today, though that is changing as the city pushes the railyards and Richards Boulevard plans forward. Its value is its position: this is some of the most central undeveloped-and-redeveloping land in the city, walking distance to downtown and the river, with light rail and the freeways close.
