The Downs, sometimes written Grosvenor Downs, is one of the more established addresses in southwest Granite Bay, largely built out between 1988 and 1992. The homes here are contemporary and ranch-style single-family houses averaging around thirty-four hundred square feet, sitting on well-proportioned lots that feel substantial without reaching the multi-acre scale of the estate districts nearby. Its position is a quiet advantage. The Downs borders the Granite Bay Golf Club and Country Oaks and sits within reach of Granite Bay High School, so the schools and the golf-and-oak setting are close at hand. Because it is a large, older neighborhood, upkeep and updating vary from block to block, and the earliest homes benefit from renovation. The usual Granite Bay caveats apply: this is a car neighborhood, with retail out on Douglas Boulevard and Auburn-Folsom Road and the freeway a drive west. What The Downs offers is a more attainable foothold in a very expensive community, a place where the lots are generous, the trees are mature, and the schools are the same ones drawing buyers to the estates up the road. Bring a contractor's eye to the older stock.
