Westlake is a master-planned community in North Natomas, organized around a lake and a mix of gated and non-gated villages with a shared clubhouse, pool, and cabana areas. Built in the Natomas expansion, the housing is contemporary single-family and townhomes on planned streets, with the lake, parks, and paths giving it a more designed, amenity-rich feel than the plainer Natomas tracts. It sits just off the Del Paso Road exit of I-5, putting downtown and the airport both within a quick drive and the regional Natomas shopping close. The tradeoffs are the familiar Natomas ones: a car-oriented layout, HOA structure and dues, limited mature shade on the newer streets, and the long-discussed flood-protection context that levee work has addressed. The appeal is a newer home in a lake-centered planned community with real shared amenities and strong freeway access.
