Neighborhood Factors
Market Conditions
Angwin is the town on top of Howell Mountain, well north of San Francisco and high above the Napa Valley floor. It started as a resort. Edwin Angwin bought land here in 1875 and opened a hillside getaway, and when Pacific Union College took over the old property in 1909, a campus and a town began growing together around it. The college still shapes the place. Its forest trail network is open to the public and links up with the Bay Area Ridge Trail, so hikers can keep going along the ridgelines. Visits cost nothing and the trails stay open from sunrise to sunset. A conservation easement signed in 2018 protects the woods from development, and the campus keeps a small airstrip, Angwin-Parrett Field, for the mountain's few fliers. The town sits within the Howell Mountain wine district, which gives it an extra identity beyond the campus. Small cellars are scattered among the trees, and vineyards belong as much to the setting as the forest does. Lail Vineyards stands just outside the town boundary, and Adamus is inside it. Homes spread across the plateau on lots that vary widely in size, from small houses near campus to larger parcels with their own acreage. Streets curve with the slope, and the college gives the center its rhythm. Daily needs are met by a small market and deli in town, and St. Helena down the mountain handles groceries, medical care and dinner, with Napa about 35 minutes away. Public transit is not available, so a car is part of life here, and the road down is steep and winding. That arrangement asks for planning. Errands get batched into one trip down the mountain, and the return climb is part of the day. Angwin reads as a college town and a mountain village at once, and neither half is in any hurry.
