City Reviews & Questions

City Review
Key Words: Nature Preserve, Point Vicente Bluffs, Coastal Hillsides

Residents of the peninsula's southern slopes formed Rancho Palos Verdes in the early 1970s mostly to keep bulldozers off the hills, and the city still looks like the result. Eastview, along Western Avenue, sits close to San Pedro and shops there. Miraleste tucks houses into wooded canyons on the east slope. The south coast around Portuguese Bend has spent decades on moving ground, and a sharp speedup in 2023 and 2024 left some homes without gas service. Most homes date from the 1960s on, a mix of ranch houses and contemporary designs on sloping lots, with roomier properties toward the western bluffs and a few pockets zoned for horses. The open space is the draw. Vicente Bluffs Reserve is the local sunset walk, Alta Vicente Reserve climbs past an old World War II bunker with a view of the lighthouse, and Ocean Trails Reserve on the southeast side has miles of paths and access down to the beach. On the west side, a small shopping center on Palos Verdes Drive West holds Avenue Italy, for pasta and pizza, and Swan Thai, whose patio looks out at the water. Terranea, the resort on the old Marineland grounds, is where locals take visitors, and its Nelson's bar serves casual food on a bluff near the lighthouse. Hawthorne Boulevard is the main spine for groceries and errands, and Western Avenue does the same job on the east side. There is no rail and very little walking to do. The payoff is how quickly the houses give way to open hillsides, coastal sage and a horizon full of ocean.
