This is the slice of San Jose that lives and dies by the San Jose State calendar. The 10th Street corridor runs along the east edge of campus, so the blocks fill with students during the semester and empty out every summer. Older homes here have mostly been carved into rentals, and the upkeep swings hard from one parcel to the next: a freshly painted bungalow next to a porch full of bikes and recycling bins. The upside is that you can actually walk to things, which is rare in San Jose. Campus, the downtown core, and the First Street light rail are all close, and Naglee Park's quieter streets start just to the east. The tradeoff is the obvious one: street parking is a contact sport, and the area runs loud and lively rather than calm. If you want a car-light foothold near downtown and don't mind the student churn, this is one of the few places in the city where that's realistic.
