The 10th and Keyes area sits in the Spartan-Keyes neighborhood, a pocket of central San Jose tucked just south of downtown between the SJSU south campus and Highway 280. It is one of the city's genuinely old neighborhoods, with late-1800s and early-1900s cottages and Victorians lining a tight street grid, and a long-running community of artists and studios that gives it more character than the surrounding arterials suggest. Block by block, this is a place in transition. Some homes have been lovingly restored; others are tired rentals waiting their turn. The 280 edge brings steady freeway hum, and the commercial stretches nearby are more functional than charming. What you get in return is location and bones: walkable proximity to downtown, the light rail, and SJSU, plus older housing stock with real architectural detail. Buyers here are usually betting on the street rather than the listing.
