The First Street and Edwards Avenue pocket sits south of downtown, in the flatlands near the Tamien transit area and the Highway 87 corridor. It is a modest, older residential zone of small single-family homes and bungalows on a walkable grid, wedged between the rail lines and the busier arterials that carry traffic toward downtown and the airport. The appeal here is position rather than polish. You are minutes from downtown, Diridon Station, and the freeway network, and the grid layout means errands and transit are genuinely close. Upkeep is mixed, lots are small, and the edges of the neighborhood carry train and road noise. Willow Glen's nicer commercial streets are a short hop west, which is part of why buyers priced out of Willow Glen proper look here first. It is a practical, central foothold rather than a destination block.
