The Seventh Street area east of downtown is one of San Jose's older working grids, a flat stretch of early-20th-century homes and small apartment buildings close to San Jose State and the eastern edge of the central core. It has the bones of a historic neighborhood: tight lots, sidewalks, mature street trees, and the occasional well-kept cottage that hints at what the whole block once looked like. Reality is uneven. Upkeep varies sharply from house to house, parking is tight, and the surrounding arterials carry a lot of through traffic. What holds value here is location. Downtown, SJSU, and the light rail are all close, and the area around Roosevelt Park to the north adds some green. This is a central, affordable-by-San-Jose-standards pocket where you are buying proximity and potential rather than a finished, picture-perfect street.
