Anaverde, Palmdale, CA

Anaverde is the planned community on Palmdale's southwest side where the houses run right up into the desert hills, and those hills come laced with trails. Out here the land still reads as open country, with quail and lizards along the paths and the occasional deer at dusk. The homes are single-family houses built under one master plan and kept up through the Anaverde Community HOA. The first phase delivered more than 1,600 homes, and in 2025 Pacific Communities bought the rights to build roughly 2,300 more under the Anaverde Nuevo plan, so construction is part of the landscape for years to come. Anaverde Park, which opened in 2007 beside Anaverde Hills School on Greenbrier Street, is the everyday gathering spot, with a soccer field, a ball diamond, a volleyball court, a covered playground and barbecue grills. The hillside trails that wind through the community run from easy loops to steeper climbs, and trail runners use them for the rough footing. Errands center on the shopping strip along Tierra Subida Avenue, which has an Albertsons with a Starbucks inside plus a Subway, a Little Caesars and a Juice It Up. The local coffee stop is Trio Coffee House, which pours espresso drinks with a Mexican touch and scoops gelato on the side. Anything beyond that means driving north into the city, to Rancho Vista Boulevard or the Antelope Valley Mall area, or east to State Route 14 for the commute toward Los Angeles. Living next to the later phases also means graders, trucks and new foundations for a good while yet. Anaverde works best for someone who wants the hills close, because the trail network starts right where the last row of back walls ends.
