Berryessa Station carries a name that promises more than the geography delivers, and it is worth being clear-eyed about that. Despite the name, the Berryessa BART station actually sits a fair distance to the south, in the neighboring area, so this is not the walk-to-the-platform transit village the label suggests. What it is on the ground is a north-Berryessa pocket near the Oakland Road corridor, a mix of residential blocks and corridor commercial and light-industrial uses on the flat valley floor. The appeal is a central north-side position with freeway access and BART a short drive off. The honest tradeoffs are that name-versus-reality gap, the Oakland Road corridor's utilitarian, commercial character, and a thinly documented identity. For a buyer drawn in by the station name, the practical move is to check exactly how far the BART station really is before deciding. As a reasonably priced, freeway-convenient north-side address, it holds up, so long as you set expectations about the walk to transit.
