Binning Tract is one of those small Davis neighborhoods that most people drive past without naming, tucked near the Olive Drive corridor at the south edge of the central city. It is compact, and a good share of its housing is newer infill, single homes and duplexes that went up after 2000 on a tight footprint. The location is the story. You are within striking distance of downtown and the Amtrak depot, which means walkable access to G Street and an easy car-free trip to Sacramento. The flip side of being this close to the rail line and the Richards Boulevard underpass is noise and the daily reality of one of the busier traffic pinch points in town. Bermuda it is not, but for buyers who want to be near downtown without paying full downtown prices, Binning Tract is the kind of in-between address that quietly makes sense.
