Bixby Village is a planned community of condominiums and townhomes in the southeast corner of Long Beach, wrapped around the small Bixby Village Golf Course near the meeting of the 405 and Pacific Coast Highway. It is a self-contained, low-rise pocket of the 1970s and 1980s, with mature landscaping, shared greenbelts, and a quiet, managed feel. The location is the selling point: Cal State Long Beach, the Marina, Second Street, and the bay are all a short drive away, and freeway access is immediate. Because it is condo-oriented and tucked off the arterials, it tends to draw buyers looking for a lower-maintenance home near the water rather than a yard and a fixer. The tradeoffs are HOA dues and the freeway hum at the edges. For an affordable foothold near the marina and the university, it is an easy neighborhood to like.
