The housing stock is predominantly single story ranch homes from the 1960s and 1970s on 6,000 to 7,500 square foot lots, plus a few two story updates and small multifamily clusters near Meridian Avenue. Streets such as Montrose Way and Tupelo Drive are calm and walkable, with sidewalks, driveways, and steady tree cover rather than showy landscaping. Daily needs are close at hand. Branham Park and the Branham High School campus provide fields, courts, and evening recreation. Ross Creek forms a slender greenbelt along the western boundary for dog walks and short jogs. Groceries, cafés, and quick services line Meridian and Branham, so most errands are a five minute drive. Commuting is straightforward. The neighborhood fronts Highway 85 for fast connections to 17, 87, and 280, and Meridian carries you north toward Willow Glen and downtown San Jose. Expect heavier traffic at the Meridian and Branham signals, and some freeway noise for homes closest to 85, while interior blocks remain notably quieter.
