Burbank is one of the Bay Area's odder jurisdictional quirks: an unincorporated county island surrounded on all sides by the City of San Jose, tucked along the Bascom Avenue corridor between West San Carlos Street and Interstate 280. Homes here are a dense mix of older single-family houses and small apartment buildings on flat, tightly built blocks. Yards run small, the streetscape is workaday and built out, and there is little room left for a neighborhood park. Luther Burbank School sits inside the island and is its one real landmark. Falafel's Drive-In on Stevens Creek Boulevard is the place most people know. The family-run stand has been frying falafel since 1966, served with a house hot sauce and the banana milkshake that got it onto Diners, Drive-Ins and Dives. Walia Ethiopian Cuisine sits on Business Circle, the little loop road through the neighborhood's shopping center, cooking a mushroom take on tibs and fresh ayib cheese in a dining room hung with long drapes. For coffee, Crema Coffee Roasting roasts its own beans at a cafe on Race Street, a short drive east, with outdoor tables and local art on the walls. Bascom itself has long been known for its antique shops. Daily life leans west. Santana Row and Westfield Valley Fair are a few minutes away by car, close enough that Fitoor's modern Indian cooking, Eataly and Din Tai Fung become weeknight options and a department store run is no trip at all. Downtown is a short drive the other way, and I-280 along the southern edge is the quick route out of town. Services, permits and some district lines can change from one block to the next depending on which side of the old county boundary a house falls, so even a simple permit question starts with figuring out whether the county or the city handles it. The honest tradeoffs are the county-versus-city complexity, the Interstate 280 and busy arterials that bound it, and a workaday, high-density streetscape. For a buyer who wants a central location near the West Side's best shopping and does not mind untangling the jurisdiction question, Burbank is an interesting, well-placed pocket with a genuinely unusual story.
