Burbank is one of the Bay Area's odder jurisdictional quirks: an unincorporated county island surrounded on all sides by the City of San Jose, tucked along the Bascom Avenue corridor between West San Carlos Street and Interstate 280. That means parts of it get county rather than city services, and the school and jurisdiction lines can differ block to block, which is the key thing to verify before buying. On the ground it is a dense mix of older single-family and multifamily housing on the flat valley floor, close to real draws: Santana Row and Valley Fair to the northwest, the Winchester Mystery House on the western edge, and downtown a short hop east. The appeal is that central-west position at a relatively accessible price. The honest tradeoffs are the county-versus-city complexity, the Interstate 280 and busy arterials that bound it, and a workaday, high-density streetscape. For a buyer who wants a central location near the West Side's best shopping and does not mind untangling the jurisdiction question, Burbank is an interesting, well-placed pocket with a genuinely unusual story.
