Cassell / Ocala is a residential neighborhood in East San Jose named, sensibly, for the two schools that anchor it: Sylvia Cassell Elementary and Ocala Middle both sit inside the boundaries, which gives this flat, single-family pocket a school-centered, family identity. It runs east of King Road toward Capitol Expressway. The neighborhood stands to gain from a real transit upgrade, since the light-rail extension being built along Capitol Expressway will put a station near its edge. The housing is older, modest tract stock on calm interior streets. It is an affordable, central-East-Side neighborhood that trades on schools and location rather than scenery. The honest tradeoffs are the arterial traffic on the edges, the ongoing light-rail construction with its lane closures and night work, and a workaday streetscape. But with two schools inside and better transit on the way, Cassell / Ocala is positioned to be a bit more connected than its neighbors, which makes it a sensible pick for a school-focused buyer at an accessible price.
