Residential streets like Clark and Garfield run behind the boulevard, mostly older mid-century homes on regular lots. The honest part: Fair Oaks Boulevard is still a working arterial, so the blocks closest to it carry traffic and the usual mix of aging commercial frontage. This is not a polished, master-planned core. But if you want to live where you can walk to gelato, a taco bar, and a library card, this is the Carmichael address that gets you closest.
