College Park Estates is a mid-century neighborhood on the eastern edge of Long Beach, just east of the Cal State Long Beach campus and built out in the 1950s and 1960s. It is a settled, residential tract of single-story ranch homes on flat, planted streets, the kind of well-kept postwar housing that has aged into easy desirability as buyers rediscover mid-century stock. College Estates Park sits at its heart with ball fields and open lawn, and the university, with its galleries, recreation facilities, and events, is a short walk or bike away, which makes the neighborhood popular with people connected to the campus. Shopping along Bellflower and Seventh and the 405 are close. As with most eastside tracts, errands mean a drive rather than a walk. The draw is a quiet, green, university-adjacent setting with solid homes and steady demand.
