Communications Hill, San Jose, CA

Communications Hill does not look like anywhere else in San Jose, and that is the whole point. Long before the townhomes, the Tamien Ohlone quarried stone from this ridge. In the early 20th century it was 'Dairy Hill,' home to the Azevedo family's big dairy operation, and later a rock quarry chewed at its flanks. The panoramic views are not a bonus here. They are the neighborhood's calling card. Homes here are townhomes and rowhouses, most built from the early 2000s on, stacked along curving streets that step up the slope. Many units look out over the valley or toward the mountains. Streets are narrow, garages are often tandem, HOAs set the rules, and the street trees are still filling in. The Grand Staircase is the landmark. Modeled on the Telegraph Hill steps in San Francisco, it climbs to a string of overlooks and doubles as the local workout. The Communications Hill Trail makes a short loop between Grassina Street and Communications Hill Boulevard, and there is a dog park near the top. Elaine Richardson Park adds play structures and a small community stage, and Azevedo, Kurte and Waterford parks fill in the smaller corners. Each spring, sheep graze down the open slopes. Oak Hill Memorial Park, one of the oldest cemeteries in the state, covers the north slope. Food in Communications Hill is mostly at the bottom of the slope. The Waterford strip on Capitol Expressway has 85C Bakery Cafe for bread and pastries and EggHead Sando Café for egg sandwiches and a morning coffee. City Diner on Monterey Road is the sit-down breakfast, with chilaquiles and chicken and waffles on the menu. The Capitol light-rail station sits at the base near Parkview, and the Capitol Caltrain stop on Monterey Road serves a few weekday peak trains. The honest tradeoffs are density and the hill itself: tight streets, tandem parking, HOA rules, and a climb, plus utilitarian freeway and former-quarry edges below. For buyers who want a distinctive, amenity-rich, view-filled address and do not mind close quarters, nothing else in the area comes close.
