Cottle to Lean is the kind of neighborhood where some of the original 1960s buyers are still on the block, and that tells you most of what you need to know. It is a settled single-family tract with its own elementary at the center, tucked between Blossom Hill Road on the north and Highway 85 on the south, with Lean Avenue closing the west side, boundaries so defined that the neighborhood association draws them the same way. That gives it a self-contained, known-your-neighbors feel. The Snell light-rail station and the Village Oaks shopping center sit right at the eastern edge for transit and errands, and the homes are mid-century and modest, the streets quiet. The obvious tradeoff is the freeway: living against Highway 85 means the south edge carries steady noise, and the housing stock is showing its age in spots. For buyers who want an established, walk-to-the-station tract at a south-valley price, it is a steady, unflashy choice in the Oak Grove school area.
