Cottle to Lean, San Jose, CA

In San Jose, Cottle to Lean is the kind of neighborhood where some of the original 1960s buyers are still on the block, and that tells you most of what you need to know. It is a settled single-family tract with its own elementary at the center, tucked between Blossom Hill Road on the north and Highway 85 on the south, with Lean Avenue closing the west side, boundaries so defined that the neighborhood association draws them the same way. The housing is modest mid-century single-family homes on quiet residential streets set back from the traffic on Blossom Hill Road. Blossom Valley lies on one side, and the Santa Teresa foothills rise just beyond the freeway. Village Oaks on Cottle Road is the everyday stop, an open-air center with Chipotle, Dave's Hot Chicken, Crumbl Cookies, an Applebee's and a couple of banks. For coffee, BLVD Coffee runs a cafe on Blossom Hill Road near Snell Avenue, roasting its own espresso and baking pastries in-house. Moonbeans Coffee, near the Kaiser campus on Santa Teresa Boulevard, is known for its vanilla and honey Moon Latte and a lot that is easy to park in. Mandarin Gourmet, a little way along the same boulevard, is where people go for potstickers browned in iron skillets. Santa Teresa County Park sits within a quick drive, and its trails climb toward Coyote Peak for a walk that feels like more than a loop around the block. The park also has a golf course and the old Bernal-Gulnac-Joice Ranch near the Pueblo Day Use Area off Bernal Road. The Snell light-rail station is nearby, so the Blue Line is an option for trips north toward downtown, and Highway 85 is right there for trips across the valley and everything else. The obvious tradeoff is the freeway: living against Highway 85 means the south edge carries steady noise, and the housing stock is showing its age in spots. For buyers who want an established, walk-to-the-station tract at a south-valley price, it is a steady, unflashy choice in the Oak Grove school area.
