Dos Pinos is not a tract or a street grid, it is a housing cooperative in North Davis near the Sycamore Lane corridor, and that changes everything about how it works. Residents own a share in the co-op rather than a deeded house, which keeps prices below the Davis norm and builds in a level of shared governance most neighborhoods do not have. Physically it is a compact, landscaped community with shared green space and a pool, sitting close to the North Davis greenbelt and the Sycamore Lane shops and apartments. The campus commute by bike is short and flat. The honest framing: co-op living is a specific thing. You trade some of the autonomy and resale upside of a standard house for affordability and a built-in community structure. For the right buyer that is a feature, not a compromise, but it is worth understanding before you buy in.
