Downtown San Jose is where California itself began, and it is the closest the South Bay comes to genuine urban living. The Pueblo de San Jose was founded here in 1777 as Alta California's first civilian town, and its last surviving building, the 1797 Peralta Adobe in San Pedro Square, is the oldest structure in the city. San Jose was also California's first state capital, where the first Legislature met in 1849. That history sits within a few blocks of a modern arts-and-nightlife core. St. James Park, San Pedro Square with its food-hall market beside the old adobe, and the SoFA arts and nightlife district all fall inside the neighborhood, and light rail runs right through the middle of it, so restaurants, bars, theaters and transit are all on foot. Housing is high-rise and mid-rise condos and apartments over ground-floor retail, threaded with historic civic buildings; St. James Park alone holds a 1903 McKinley statue and a memorial to Robert F. Kennedy, who spoke there in 1968. This is the neighborhood for people who actively want density and street life rather than a yard. The honest tradeoffs are the ones density brings: it is louder and grayer than the residential districts, parking and traffic are real, and the street-level experience is uneven while downtown keeps working through its long revitalization. But for buyers who want walkability, nightlife and a front-row seat to the city's core and its history, downtown is the only address in San Jose that truly offers it.
