Half-acre yards, avocado trees and hillside views of the mountains mark East Valley, a small residential wedge at the eastern end of Escondido where East Valley Parkway and Highway 78 come together. It feels closer to the old groves than to the busy commercial blocks farther west. Houses here were built over about fifty years, from 1950s ranch homes to custom places from the early 2000s, including a few Spanish-style estates. Lots are roomy, often around half an acre, with space for RV parking, pools, workshops and mature fruit trees. A handful of condos sit near the main roads, and some homes carry no HOA dues. Mountain View Park, just across Citrus Avenue at Glen Ridge Road, was an avocado and orange grove before it became 11 acres of lawn, a ball diamond, a playground and an outdoor fitness court. Bigger outings are close too. Dixon Lake's trails and fishing pier are up the hill to the north, and Daley Ranch spreads more than 3,000 acres of protected land beyond it. For food and errands, the Vons center on East Valley Parkway is the nearest stop, with a Ralphs nearby and a quick Dutch Bros for coffee. Farther west on the parkway, Kennedy's Meat Company serves carne asada tacos and burritos and sells marinated meat by the pound, and TJ Tacos does Tijuana-style adobada. For a night out, the restaurants on Grand Avenue downtown are close by car. Driving is part of nearly every day. Highway 78 leads west to Interstate 15 and the rest of North County, and the Escondido Transit Center, where the Sprinter starts, is across town. What the space costs is convenience. Even with stores less than a mile off, the slopes and busy roads make walking to them impractical, and a quick errand still means getting the car out. Sunsets are the payoff, with Palomar Mountain on the horizon and an avocado tree or two in the yard.
