The Villages, San Jose, CA

The Villages is a world unto itself in the far eastern foothills: a 1,200-acre gated, age-restricted golf and country-club community built between 1967 and 2000 on former hillside vineyard and ranch land, and unlike anything else in San Jose. It is organized into a set of individually named villages, from Cribari to Vineyard, which is where the plural name comes from. This is a 55-plus community, and nearly every part of it is organized around that shared lifestyle. Golf sets the rhythm of the week. A championship course designed by Robert Muir Graves shares the grounds with a separate par-3 course, and the clubhouse and recreation centers hold the pools along with tennis and pickleball courts. There are horse stables too. Much of the land is kept as open space, crossed by hiking and bridle trails that climb into the grassy hills. Homes in The Villages are grouped village by village, and the association handles the landscaping right down to the shrubs. The look is uniform and very tidy, with lawns and fairways stepping down the slope toward the valley. Entry is controlled around the clock, and the community runs its own newspaper alongside a long list of clubs. For coffee or a meal off the property, Evergreen Village Square is a quick drive downhill. Evergreen Coffee Co, an independent cafe, opens early, Village Grill handles breakfast and lunch, and Ramen Osaka is the late-night bowl of noodles. The square also has a branch library and a farmers market, and Montgomery Hill and the nature trails by Evergreen Valley College are close as well. Groceries, pharmacies and most other errands mean a drive down to the valley floor, and there is no transit worth planning around. Visitors and deliveries check in at the gate first, which keeps the streets quiet but adds a step to every drop-off. The honest tradeoffs are exactly that: it is gated, age-restricted, carries monthly dues, and is thoroughly car-dependent, with everyday shopping down the hill. But for buyers who fit its age profile and want golf, trails, pools and open space wrapped in a secure, beautifully kept foothill setting, The Villages offers a self-contained package no ordinary neighborhood can, and residents rarely feel a need to leave the gates.
