The Golden Triangle is the economic engine room of North San Jose, the tech and industrial business-park district roughly bounded by US-101, Interstate 880 and Highway 237. It is the dense heart of the north-side employment corridor: office and R&D campuses, industrial buildings and big-box retail spread across large parcels, with VTA light rail running the First Street and Tasman corridor. Housing is sparse here, so this is far more a place people commute into than one they settle in. For a buyer, the honest read is that this is a non-residential district first and foremost, with a minimal public realm, wide arterials and expressways, corporate landscaping and almost none of the parks, canopy or walkable streets a neighborhood offers. Whatever residential exists is incidental to the offices around it. The one real amenity is transit and job proximity. For someone whose priority is living as close as possible to the north-side tech campuses with light rail at hand, it serves that narrow purpose; for traditional neighborhood living, it is not the place.
