Greater Mulwood, Calabasas, CA

Greater Mulwood is classic residential Calabasas without the guardhouse. Its core streets hold single-story ranch homes from the 1950s and 1960s on broad, mostly level lots shaded by mature oaks and pines. The neighborhood feels older, looser and less programmed than the gated communities around it, which is exactly what many residents value. Lots commonly range from about 8,000 to 10,500 square feet, giving the original ranch houses room for yards and additions. Renovations and replacements have widened the range of home sizes, but the low-profile postwar streetscape remains visible along Liberty Bell, Oak Hollow, Jameson and the bird-named roads near Park Moderne. Much of Greater Mulwood has no homeowners association. Chaparral Elementary sits inside the neighborhood, adding a daily community anchor. The relatively flat interior streets are also easier for walking than many of Calabasas' steep ridge tracts. Shopping and restaurants are a short drive north around Calabasas Road and the 101 rather than within the residential blocks. Public recreation is the weak point. Freedom Park has a playground and trail, but it sits within the gated Braewood enclave, a 72-home pocket whose association took over its streets and maintenance. For residents outside those gates, usable public park space requires a trip elsewhere in the city. The hills rise behind Mulwood and bring both views and wildfire exposure. Owners without an association handle their own landscaping, brush clearance and much of the practical work that a managed community would organize collectively. Greater Mulwood is best for someone who wants mature landscaping, usable yards and fewer community rules. Its ethos is established and independent. The neighborhood gives up private club amenities and controlled entrances in exchange for flatter streets, older trees and a more traditional suburban feel.
